What we build

Preconstruction that produces a real number

A commercial budget is only useful if it survives contact with the building. During preconstruction we perform a site survey, review the existing conditions and base building capacity, identify long-lead equipment, and produce a trade-by-trade estimate with clearly stated inclusions, exclusions, and allowances. If the drawings are incomplete, we say which assumptions we priced rather than hiding them. Where the budget exceeds the target, we bring value engineering options with dollar figures attached instead of vague suggestions to cut scope.

Permits, inspections, and code compliance

We file with the local construction office for building, electrical, plumbing, and fire subcodes, coordinate plan review comments, and manage the inspection sequence through to a certificate of occupancy or certificate of approval. Accessibility, egress capacity, fire separation and rated assemblies, sprinkler and alarm modification, and energy code documentation are addressed in the permit set rather than argued about in the field. When a project requires sealed architectural or engineering drawings, we coordinate directly with the design professionals.

Schedule control and communication

You receive a baseline schedule with milestone dates, a single project manager, weekly progress reporting with photographs, and documented change orders priced before the work happens. On occupied properties we phase disruptive work outside business hours, coordinate with property management on access and deliveries, and maintain protection and daily clean-up in common areas. Safety planning, daily site management, and subcontractor insurance compliance are handled as standard rather than as extras.

Do you self-perform any of the work?

Yes. Metal framing, drywall and taping, and finish carpentry are performed by our own crews. Mechanical, electrical, plumbing, fire protection, and specialty trades are performed by long-standing subcontractors we manage directly and hold to our insurance and site standards.

Can you work from a landlord work letter or tenant improvement allowance?

Yes. We price against the work letter, submit for landlord approval, meet the specified insurance requirements, and provide the billing and lien waiver documentation required for the allowance draw so reimbursement is not delayed.

Do you handle permits and inspections?

Yes. We pull the building, plumbing, electrical, and fire permits, coordinate the plan review with the local construction office, and meet every inspector on site. You never have to sit in a municipal office or chase a subcode official. Our license and insurance certificates are filed with the township before we start.

How does your design-build process work?

We start with an on-site consultation, measure and photograph the space, and talk through how you actually use it. From there we produce drawings, a selection list, and a line-item proposal with real allowances. Once you approve, we file permits, order long-lead items, and publish a schedule you can follow week by week.
