Paying for a Renovation

Renovation Financing Options in New Jersey

Renovation financing in New Jersey usually comes down to four options: a home equity line of credit, a cash-out refinance, a renovation mortgage, or an unsecured personal loan. The right one depends on your equity, your current mortgage rate and how big the project is.

Strong Construction LLC does not lend money or give financial advice. This page explains the common options so you can have a better conversation with your bank or mortgage advisor, and our written, line-item proposals make the lender's job easier.

Home equity line of credit (HELOC)

A HELOC lets you borrow against your home's equity as you need it, which suits a renovation paid in stages. Rates are usually variable. It keeps your existing first mortgage in place, which matters if that mortgage has a low rate.

Cash-out refinance

A cash-out refinance replaces your mortgage with a larger one and pays you the difference. It can make sense when current rates are close to or below your existing rate. If your current mortgage rate is low, compare carefully before giving it up.

Renovation mortgages

Renovation loans such as FHA 203(k) or conventional renovation programs lend against the home's value after the work is done. They are common when buying a home that needs work, and they require detailed contractor bids and inspections during construction.

Personal loans and cash

Unsecured personal loans are faster but usually cost more and lend less. Many clients combine savings for the first stages with a HELOC for the rest.

What lenders ask from your contractor

Lenders typically want a written, itemized contract, the contractor's license or registration, insurance certificates, and a payment schedule tied to milestones. Our proposals are line-item documents with allowances in dollars, which is what lenders and appraisers look for. See what a kitchen remodel costs in NJ.

Frequently Asked Questions

Do you offer financing?

We do not lend money. We work with whatever financing you choose and provide the written documents lenders ask for.

When do I pay the contractor?

Payments follow a written schedule tied to project milestones, which is also what most lenders require for renovation loans.

Will a renovation increase my home's value?

Often, but not always dollar for dollar. Kitchens and bathrooms tend to matter most to buyers. See our kitchen remodel ROI guide.
