Most retail spaces are delivered as a shell or a vanilla box, and the gap between that and a finished store is larger than tenants expect. We handle demising walls, metal stud framing, ceiling grid and acoustic tile, storefront glazing and entry doors, electrical distribution and lighting layout, HVAC distribution and diffusers, sprinkler head relocation, ADA-compliant restrooms, flooring, millwork, fixture installation, signage coordination, and final finishes. Where the brand supplies a fixture package or a prototype drawing set, we build to it exactly and flag any conflict with local code before it becomes a punch item.

Landlord coordination and lease requirements

Landlord work letters govern more of a build-out than most tenants realize: what the base building provides, what you must submit for approval, insurance requirements, allowed work hours, dumpster and delivery locations, required union or approved-vendor lists for roof and fire alarm work, and how the tenant improvement allowance is disbursed. We read the work letter, submit the plan set for landlord review, coordinate with the property manager on access and utility connections, and supply the documentation the allowance draw requires so your reimbursement is not delayed.

Permits, ADA, and inspections

Retail projects are reviewed by the local construction office across building, electrical, plumbing, and fire subcodes, and by the fire official for alarm and suppression modifications. Accessibility drives a large share of comments: entry thresholds, door clear widths and hardware, restroom clearances and grab bars, counter heights, and path of travel. We prepare and file the permit set, respond to plan review comments quickly, and schedule inspections in the sequence that gets you to a certificate of occupancy or certificate of approval without a last-minute scramble.

Pricing, schedule, and phasing

You receive a line-item proposal by trade, with allowances written in dollars for finishes and fixtures still being selected. Typical New Jersey retail build-outs run $90 to $220 per square foot depending on whether restrooms, HVAC distribution, and storefront work are in scope. Schedules generally run six to fourteen weeks of construction once permits are issued, and permitting itself is often the longest single item, which is why we begin the filing while finishes are still being chosen. For occupied centers we phase noisy and dusty work outside shopping hours.
