2. Adjuster inspection

Your insurance adjuster inspects and writes an initial estimate, often in Xactimate. Be home for the inspection if you can, point out every affected area, including cabinets, flooring that runs under them, and walls behind appliances.

3. Contractor estimate and scope

A rebuild contractor walks the kitchen and prepares a line-item estimate the adjuster can compare. When the contractor's scope includes items the first estimate missed, such as matching flooring through connected rooms or code-required electrical upgrades, those go to the carrier as a supplement with photos and documentation.

4. Approval, supplements and ordering

Once the scope is agreed, cabinets, counters and appliances are ordered. Long-lead items are the usual cause of delay, so we order them as soon as the scope is approved, not after demolition is finished.

5. Rebuild and final inspection
